Homestead Community Land Trust transforms lives and communities by making homeownership permanently affordable for households locked out of the market.
By putting homeownership within financial reach, Homestead gives first-time buyers the stability, pride, and wealth-building opportunity of owning a home they can afford—now and into the future. Nearly 60% of our homeowners are people of color. Our homes prevent displacement by keeping affordability anchored in place, providing a pathway to ownership without fear of being pushed out.
We’re also on the front lines of climate justice. Our homes are built to high environmental standards, reducing utility costs and protecting families who are most vulnerable to the impacts of climate change.
And we don’t do this work alone. Homestead prioritizes community-led housing development and deep partnerships with neighborhoods facing displacement. Together, we are not just building homes—we are reshaping what equitable development looks like in King County.
Homestead’s leadership has helped move permanently affordable homeownership from the margins to the mainstream. Other organizations have adopted our model, and local policy now reflects what we’ve long known: affordability doesn’t have to expire.

Community Land Trust Homeownership: How It Works
We build and rehab high-quality homes, and we raise funds to lower their price to what’s affordable for income-qualified households. Buyers purchase homes at prices typically below 50% of the market. Homestead retains ownership of the land beneath the homes and leases it to the homeowner through a 99-year renewable agreement. Homeowners agree to a resale formula that allows modest appreciation and ensures the home remains affordable to the next income-qualified buyer. This approach—first created by Civil Rights leaders— centers stewardship, equity, and long-term community benefit.

Paul and Tasha first thought that the opportunity to own a home through Homestead was too good to be true. Like many other two-paycheck households in our region, they found down payments and home prices out of reach. Now they have an affordable, asset-building housing payment and a sense of belonging to Seattle. As participants in the permanent affordability of our homes, they look forward to paying forward an affordable purchase opportunity to the next household that buys their home in the future.
